The sticker price on a premium prefab studio is rarely what you end up paying. The foundation, the electrical run from the house, permit fees and delivery or installation are usually quoted separately, and together they can add thousands of dollars to a unit that already costs 8,000 to 15,000 USD. Buyers who only compare shell prices often pick the wrong option.

This estimator adds your quoted unit price to the site costs you enter, then shows the total, the cost per square foot and how much of the budget goes to site work rather than the building itself. It does not guess regional labor rates or foundation prices for you. Type in the numbers from your own quotes and the math stays honest.

How to use this tool

  1. Enter the quoted price of the studio itself and its interior floor area.
  2. Type in the foundation rate, electrical, permit and delivery numbers from your own quotes, or leave the placeholders while you compare options.
  3. Read the total delivered cost, cost per square foot and how much of the budget is going to site work rather than the building.

What the math assumes

  • Foundation cost is calculated as floor area multiplied by the per square foot rate you enter; the default of 12 USD per square foot is a placeholder, not a market benchmark, so replace it with your installer quote.
  • Electrical, permit and delivery figures are used exactly as entered; the defaults are round starting points and vary widely by city and distance from the house.
  • No contingency is added; many builders suggest keeping a reserve for surprises such as grading, tree removal or utility conflicts, so add one yourself if you want it.
  • Interior finishing, furniture, HVAC and landscaping are not included unless you fold them into one of the fields.
  • Cost per square foot divides the total by interior floor area, so a studio with a porch or overhang will look more expensive per square foot than a plain box.

Frequently asked questions

Why is my site work such a large share of the total?

Small studios have fixed costs, such as a trench and subpanel, that do not shrink with the building. A 100 square foot unit can easily carry the same electrical bill as a 200 square foot one, which pushes the share of site work up.

Should I include the cost of a mini split in this estimate?

Yes, if it is not part of the quote. Add the installed price to the electrical field or the delivery and installation field so the total reflects a room you can actually work in year round.

Does a higher cost per square foot mean I am overpaying?

Not necessarily. Premium studios with real insulation, double glazed doors and finished interiors cost more per square foot than a bare shell. Use the number to compare quotes of similar quality, not to compare a shed to a finished office.

Can I use this for a custom site built studio instead of a prefab?

Yes. Put the builder's construction quote in the studio price field and treat the other fields the same way. The math is identical.
